Information Regarding 2nd Water Storage Tank Project

PLANT 4, NEW 4.5ML STORAGE TANK 

Information Update- Mandalay Resort

GENERAL PROJECT INFORMATION

Where is Plant 4?
Busselton Water’s Plant 4 site is located at 381 Bussell Highway, Broadwater.
Why is this project needed?
Continued land development and associated population growth in the area has led to a steady increase in water supply requirements. The existing Plant 4 storage tank is not sufficient to meet future forecasted peak supply requirements. To meet future demand an additional 4.5ML tank will be installed adjacent to the existing tank.
What will the project involve?
The project involves four phases of works, with the following timeframes currently anticipated. Any changes to this schedule will be communicated with you as soon as possible.

Phase Scope of Works Estimated Timeline

1 Site clearing to accommodate the new tank footprint. This includes removal of approximately 15 trees. AUG2024
2 Civil and piping works to prepare a pad and tank support structure. SEP2024-NOV2024
3 Site fabrication, erection and commissioning of the new 4.5ML steel tank. NOV2024-MAY2025
4 Installation and commissioning of mechanical components and pipework to connect the new tank to the existing supply network. APR2025-JUN2025

What are the community benefits of this project?

The benefits are increasing plant 4 water storage capacity which in turn reduces the risks of
supplying water to the community. The project focuses on reducing energy usage through more efficient operation of bores and transfer pumps at non-peak times. Finally the additional Tank will improve network reliability by allowing essential maintenance to occur without customers
experiencing outages.

Environmental and heritage impacts?

Busselton Water is working with expert consultants to ensure that appropriate flora, fauna and environmental surveys are undertaken, and that the results are considered in the planning and design for the project.
Our environmental consultants are progressing the necessary approvals and permits with the relevant State and Federal Government agencies.
To support the local community and sustainability, the trees removed during the site clearing in AUG2024 are intended to be donated to a local community group.

What to expect during construction works?

Below are general items to expect during construction works:
• All work will occur on Busselton Water’s Plant 4 site. Contractor on-site working hours are expected to be 7:00am to 6:00pm on weekdays. There may be occasional works on Saturday’s. If required, advance notification can be provided.
• There will be construction noise throughout the works, which will be managed in accordance with the City of Busselton regulations.

Indicative timeframe for works are outlined below. These are subject to change at anytime.

Please note that due to an unforseen change in Contractor timeframes have changed significantly from those originally advertised by Busselton Water.

Due to delays from changing contractors,  in general more works and higher noise is expected as well as the visual presence of a crane for the duration of the project.

Proposed actions to limit negative impact to surrounding properties?

Busselton Water propose to take the below actions to limit negative impact to Mandalay Resort:
• Provide Mandalay Resort with a schedule of works for the upcoming week every Monday by 8am.
• Install 2.1m high temporary construction fencing along the northern property boundary.
• Complete as much steel sand blasting in the fabrication shop as feasible.
• Limit site sand blasting works to after 9am.
• Setup 7m high posts and shade cloth surrounding the north side of the new tank during construction works.
• Utilise a water cart to limit dust.
